Godfrey Planning and Zoning Committee approves variance to permit accessory building construction

MINUTES

November 9, 2016

6:45 P.M.

COMMITTEE MEMBERS PRESENT: ROBIN LONG, MARK JEHLE, JIM HARTIG, JIM WICKENHAUSER

COMMITTEE MEMBERS ABSENT: SHARON O’NEAL, MARTHA MORSE, AUGIE WUELLNER

ATTENDING: Pamela E. Whisler, Village Clerk, Lisa Rook-Court Reporter, Emily Johnson – Assistant Village Attorney.

Chairman Long called the Planning and Zoning Commission Meeting to order at 6:45 p.m.

PUBLIC HEARING: MICHAEL TICKNER – 2308 Park Drive, Godfrey Michael Tickner was sworn-in by Court Reporter. Mr. Tickner presented his request for a Variance to build an accessory building prior to building a principal building on Lot3, Mullen Lane.

Laura Dixon, Building and Zoning Administrator, presented the Advisory Report: Mike Tickner is requesting a variance to build an accessory building (Pole Barn) before a principal building on a lot he owns on Mullen Drive.

The neighbors have signed a petition that they have no problem with Mr. Tickner building a pole barn before a primary structure with that being said. I would recommend approval of the Variance

R-2 Zoning District

Section 60.509. - Standards applicable to accessory uses and structures.

8) Accessory buildings or structures shall not be built on any lot prior to the commencement of construction of the principal building to which it is accessory.

The Commission asked questions regarding the size of proposed building, setbacks, when new home will be built.

No public comments. Public Hearing adjourned at 6:52 p.m.

Planning & Zoning Meeting called to order at 6:52 p.m. Roll Call: Members present: Robin Long, Mark Jehle, Martha Morse, James Hartig, Jim Wickenhauser. Absent: Sharon O’Neal, Augie Wuellner.

Jim Hartig moved for the approval of the minutes from July 20, 2016, seconded by Jim Wickenhauser. Poll of Commission: Ayes-5, Nays-0, Absent- 2. Motion carried.

Martha Morse moved for the approval of a variance from Zoning Ordinance 07- 2009, Section 60.505 Single Residential District Requirements, Section 60.509. - Standards applicable to accessory uses and structures (c) (8) Accessory buildings or structures shall not be built on any lot prior to the commencement of construction of the principal building to which it is accessory; to allow the construction of an accessory building (pole barn) prior to the building of a principal building on Lot 3, Mullen Drive; PPN 24-2-07-03-01-101-007, seconded by Jim Wickenhauser. Roll Call Vote: Ayes: None, Nays-Jehle, Morse, Hartig, Wickenhauser, Long, Absent-O’Neal, Wuellner. Motion carried.

Jim Hartig moved for the approval of the 2017 Planning and Zoning Commission Meeting Schedule:

Jim Hartig made the motion to adjourn the meeting at 7:01 p.m. seconded by Jim Wickenhauser. Poll of Commission: Ayes-5, Nays-0, Absent-2. Motion carried.
