City of Greenville Board of Adjustments met March 19.

Here are the minutes provided by the board:

The Board of Adjustments was called to order by Dale Hastings on Tuesday, March 19, 2024 at 6:03 PM.

1. ROLL CALL   

Committee Members Present:  Board of Adjustments Member Dale Hastings, Board of Adjustments Member Rich Zbinden, Crystal Grove, and Planning Commission Member Eugene Holt

Committee Members Absent: Board of Adjustments Member Doug Faulkner, Board of Adjustments Member Rena Ward, and Board of Adjustments Member Tony Atchison  

Staff Present: City Manager Jo Hollenkamp, City Clerk Jody Weis, Code Enforcement Officer Jeff Ketten

3.1. Minutes of: 

June 20, 2023 Board of Adjustments Meeting

A) Motion by Crystal Grove, seconded by Rich Zbinden, to approve June 20, 2023 Board of Adjustments Meeting Minutes.  

RESULT: Carried 

MOVER: Crystal Grove

SECONDER: Rich Zbinden

AYES: Dale Hastings, Rich Zbinden, Crystal Grove, and Eugene Holt 

ABSENT: Doug Faulkner, Rena Ward, and Tony Atchison

 4. MATTERS OF CONSIDERATION  

4.1. A request by Glenwood Equities LLC for a Variance to sections 153.0317 of the Unified Development Code, for the maximum front setback on Parcel # 05-30-11-414- 002, commonly known as 1301 E. Harris Ave.  

Public Hearing opened at 6:05 PM. There was no one in the audience, so the Public Hearing was closed at 6:06 PM. 

The setback variance is for the new building which is further than the maximum allowed due to the parking lot in the front and the detention pond. Maximum setback is 100' and they need 181'. This would be true for anyone building in that area. Ketten would like to make the setback to 190' to be on the safe side. 

The detention pond is for heavy rain only and then disperse . 

It was noted that the property will need to be properly maintained. 

Motion by Crystal Grove, seconded by Rich Zbinden, to approve the  maximum front setback at 1301 E Harris Avenue. 

RESULT: Carried

AYES: Dale Hastings, Rich Zbinden, Crystal Grove, and Eugene Holt 

ABSENT: Doug Faulkner, Rena Ward, and Tony Atchison

5. ADJOURNMENT  

Motion by Dale Hastings, seconded by Crystal Grove, to adjourn the Board of Adjustments Meeting at 6:20 PM.  

RESULT: Carried
