City of Greenville Planning Commission met April 15.

Here are the minutes provided by the commission:

1. ROLL CALL

Committee Members Present: Planning Commission Member Brent Shaw, Planning Commission Member Dennis Warren, Planning Commission Member Eugene Holt, and Planning Commission Member Jack Chism

Committee Members Absent: Planning Commission Member Chance Vohlken and Planning Commission Member Jane Nelson

4. MINUTES OF PREVIOUS MEETING

4.1. Minutes of 4/1/24 Planning Commission meeting.

Motion by Brent Shaw, seconded by Dennis Warren, Motion to approve the 4/1/24 meeting minutes.

RESULT: Carried

5. PUBLIC HEARING

5.1. Open the public hearing.

Motion by Dennis Warren, seconded by Brent Shaw, Motion to open the public hearing at 6:05 PM.

RESULT: Carried

5.2. A request from Sam Ramadon for a Conditional Use Permit to operate a tobacco and vape facility in the Commercial Neighborhood (CN) zone at property identified as Parcel # 05-10-13-301-001, commonly known as 1500 S IL RT.127.

The first question everyone had was what kind of exotic snakes would be in the business. Hamzah Alnwisi, representing the vape shop, clarified it was exotic SNACKS, not snakes.

He went on to say they are starting with a small vape shop that will sell tobacco products, CBD, and vaping products. The building will be separated and a restaurant serving New York Style sandwiches will be on the opposite side of the vape shop, essentially have 2 stores in one building. The restaurant will start with no inside dining, but will utilize take out and the drive through.

Chism asked how many entrances, and Alnwisi said most likely two and then the drive through. Alnwisi added that if the restaurant takes off, it could possibly take over the whole building.

Warren asked what the timeline was for opening, and was told 2-3 months, depending on how soon they can get contractors.

Shaw asked how the setup would be, and it was explained there will be a dividing wall and the restaurant patrons will not see the vape shop.

5.3. Close public hearing.

Motion by Brent Shaw, seconded by Eugene Holt, Motion to close the public hearing at 6:15 PM.

6. MATTERS OF CONSIDERATION

6.1. Consideration of the conditional use permit from Sam Ramadon for a Conditional Use Permit to operate a tobacco and vape facility in the Commercial Neighborhood (CN) zone at property identified as Parcel # 05-10-13-301-001, commonly known as 1500 S IL RT.127.

Motion by Brent Shaw, seconded by Dennis Warren, Motion to approve the Conditional Use Permit to Sam Ramadon to operate a tobacco and vape facility in the Commercial Neighborhood (CN) zone at property identified as Parcel # 05-10-13-301-001, commonly known as 1500 S IL Route 127.

RESULT: Carried

7. ADJOURNMENT
