City of Greenville Planning Commission met May 19.

Here are the minutes provided by the commission:

1. ROLL CALL 

Committee Members Present: Planning Commission Member Brent Shaw, Planning Commission Member Chance Vohlken, Planning Commission Member Eugene Holt, Jo Keillor, and Planning Commission Scott Darnell

Committee Members Absent: Planning Commission Member Jack Chism and Planning Commission Member Nate Wieland

Staff Present: City Manager Hollenkamp, Deputy City Clerk Weiss, Zoning Code Officer Ketten

Public Present: None

2. PLEDGE OF ALLEGIANCE 

3. CITIZEN INPUT / COMMENTS ON ANY AGENDA ITEM OR OTHERWISE There was no public present

4. PREVIOUS MEETING MINUTES 

4.1. Meeting minutes for the March 24, 2025 meeting.

An update was made to the minutes for a misspelling.

Motion by Brent Shaw, seconded by Jo Keillor, Motion to approve the March 24, 2025 meeting minutes. 

RESULT: Carried

AYES: Brent Shaw, Chance Vohlken, and Eugene Holt

ABSENT: Jack Chism and Nate Wieland

5. PUBLIC HEARING 

5.1. Open the public hearing.

CM Hollenkamp opened the public hearing at 6:05 PM

5.2. Consideration of Ordinance #3362 Building Code Update as required per state statute.

Since there was no public present; there was no input.

5.3. Close the public hearing.

CM Hollenkamp closed the public hearing at 6:06 PM.

6. MATTERS OF CONSIDERATION 

6.1. Consideration of Ordinance #3362 Building Code Update as required per state statute.

CM Hollenkamp gave an overview of the Building Code update as required by state statute. Her key points were that the city is continuing with the same exclusions such as residential single-family homes as were previously in place for the 2015 code which was adopted.

Volkan asked if sprinkler systems were required in multi-family homes. CM Hollenkamp stated that it is required in a building of 4 or more units.

Conversation ensued concerning escape rooms, shipping containers, and electrical outlets on kitchen islands.

Ketten stated that the city is required to have 2 sets of books (IBC. IRC, and IEBC) at an estimated cost of $4,000.

Motion by Chance Vohlken, seconded by Eugene Holt, Motion to recommend to the city council Ordinance 3362 updating our building code to the 2021 version. 

RESULT: Carried

AYES: Brent Shaw, Chance Vohlken, Eugene Holt, Jo Keillor, and Scott Darnell ABSENT: Jack Chism and Nate Wieland

7. ADJOURNMENT 

Motion by Chance Vohlken, seconded by Jo Keillor, to adjourn the Planning Commission at 6:35 p.m.
